@ronmortgageguy Not a residential building but a commercial building. Part of the site plan the y requested an EIA to protect ONE tree, it delayed the project by 16 month and I shifted my entire building to accommodate said tree. In the end the city suggested chopping it down

@jesse_kleine I have just been hit with number 2. I had a terrible tenant who completely destroyed my unit. Broke every door, wall kitchen and bathroom. They tuned it into a drug house. Long story short. I completely redid the house out of necessity and got hit with the 90% substantial Reno
