Piedmont Triad NC Market Update — November 2025 vs. October 2025 🍂🎄

Quick “Median” note: Median is the “middle” number (half the homes are higher, half are lower). It’s often more reliable than an average because a few unusually high or low sales won’t skew the “typical” result.

November stats:
New Listings: 1,760 (down 665 / ~27% from 2,425)
Sold Homes: 1,474 (down 333 / ~18% from 1,807)
Median Sold Price: $298,500 (up $3,500 from $295,000)
Median Days on Market: 24 (up 2 days from 22 — still moving fast!)

Fun (and helpful) facts:
- Homes took 8 showings (median) to go under contract
- Homes sold for 98.7% of list price on average
- 3.3 months of supply = still a seller’s market ✅ (Months of supply is roughly: how many months it would take to sell what’s currently for sale if homes keep selling at today’s pace. Lower months = more seller-leaning market.)

Seasonal reality check: November usually slows a bit as families shift focus to Thanksgiving and Christmas plans, travel, and tighter schedules—but the market stays active (and serious buyers are still shopping).

October 2025 Triad MLS North Carolina Market Snapshot 🍁

A quick note on “Median”: the median is the middle number when you line all prices (or days on market) up from lowest to highest. It’s better than an average because it isn’t thrown off by a few very high or very low sales, so it shows a more “typical” experience for buyers and sellers.

For October 2025 in the Triad NC MLS:

New Listings: 2,425 (essentially flat vs. 2,428 in September)
Sold Homes: 1,807 (just 15 fewer than September’s 1,822 – very steady)
Median Sold Price: $295,000 (a small step down from $300,000, which can give buyers a bit more breathing room)
Median Days on Market: 22 days (faster than September’s 25 days, so well-priced homes are still moving quickly)

Even with Halloween, fall festivals, and the start of holiday prep, the market stayed active and healthy—real estate naturally slows a bit this time of year, but it’s far from stopping.

Fun Facts for October:

It took a median of 7 showings for homes to go under contract.
Homes sold for an average of 98.8% of list price – sellers are still getting very close to their asking price.
We have 3.4 months of supply, which still makes this a seller’s market (months of supply = how long it would take to sell all current homes if no new ones were listed; lower months favor sellers, higher months favor buyers).
