A friend of mine was discussing an investment with his Marwari uncle. The plan was to buy a Lodha apartment in Kharadi, Pune worth around ₹2.2–2.5 crore purely as an investment.

His uncle had a very different perspective.

Instead of putting ₹2.5 crore into a single apartment that would fetch around ₹60,000–70,000 in monthly rent, he suggested buying a plot of land for about ₹1 crore and constructing a small apartment building, say six 1BHK/1.5BHK units across three floors.

Yes, it involves more effort. You need approvals, construction management, and patience. It's far from a passive investment.

But once completed, six apartments earning ₹20,000–25,000 each could generate ₹1.2–1.5 lakh in monthly rental income. On top of that, you still own the land, which has its own long-term appreciation potential.

I found this fascinating. It shows how differently the previous generation thought about capital allocation.

Of course, if you're buying a home to live in, the equation is completely different. But purely as an investment, it's an interesting way to look at real estate.

In spite of that, when he was offered a ₹9.5 crore per annum job, after five months at Meta, he denied it, quit, and joined Periodic Labs as a co-founder.

Now, Periodic Labs is building the future of next-generation AI. It is backed by NVIDIA and Jeff Bezos, and it's building an AI scientist that can generate hypotheses for real-world experiments to discover new materials, medicines, and even new physics.

In the Bhagavad Gita, chapter 18, verses 26 to 28, Krishna explains the 3 types of doers.

The Sattvik doer works without attachment. Steady in success, steady in failure. He does not chase the fruit.

The Rajasik doer is hungry for results. Passionate, restless, swinging between joy and grief depending on the outcome.

The Tamasik doer is unsteady, deceitful, lazy, malicious, always postponing.

Now the point most people miss.

One of the deepest things I understood about the 5th house is this.

People know it as the house of children, disciples, students, followers, Purva Punya, mantra & Ishta Devta.

But they often miss the connection between all of them.

The 5th house is 12th from the 6th house.

The 6th house represents Rina (karmic debts). The 12th from any house shows its expenditure or liquidation.
