@MultifamilyMark Oof. Doesnโt hurt to send over the updated numbers but getting D&E is going to be difficult. Debt: FCL is going to take most lenders off the table except for high interest full recourse bridgeโฆ.which leads into Equityโฆ
@TheRealEstateG6 PP and Value two different things...Depends on lender. Some will be constrained by Loan to PP and others will rely more on the market "value" - Initial thought in my head from a lenders perspective is borrower will have less cash at risk which some lenders don't like.
@MultifamilyMad And in most instances the โsellerโ has no intention to sell whatsoever and the broker is hoping for a Hail Mary offer that makes them change their mind!
@MultifamilyMad Because the broker has no control over the deal. The seller will see how the market values their property, and if they like it or itโs more than they expected, they may hold (likely) or choose to run a formal on market process to get the highest and best offer.
