Need help with a simple maths problem.

If Australia has a housing shortage...
And I remove a group of buyers that helps developers get enough pre-sales to build more houses...
Do I get:

A) More houses
B) Lower rents
C) Better affordability
Or
D) The same result as taking batteries out of a smoke alarm and being surprised when the house burns down

You ever sat across from a young family trying to secure their future who finally built enough in Super to get a property so they dont rely on a pension when theyre old? They're not moguls. Not sure if this is your area, but I thought I'd give it a shot.

I'm a small business owner, raised in Lismore. My wife and I have recently bought a commercial building in the Lismore CBD because we believe in the future of our town and want to help bring businesses back into the city centre.

What I've discovered is that one of the biggest barriers to investment isn't willingness — it's insurance and finance. We ultimately had to use our own capital and equity to make the project work because obtaining finance in flood-affected areas is becoming increasingly difficult.

As a mortgage broker, I'm seeing it firsthand. If properties can't be insured, lenders often won't fund them. That means fewer buyers, fewer investors and fewer businesses returning to town. It becomes a cash-buyers-only market, which slows recovery and growth.

Lismore has plenty of people willing to invest, employ locals and rebuild the CBD. What we're lacking is support to get projects moving.

Are there any current or proposed programs to help businesses re-establish themselves in the Lismore CBD? Whether that's fit-out assistance, business activation grants or incentives for those investing back into the region?

I'd love to be pointed in the right direction.
