Small accounts: ever feel like your accounts get zero reach?
I figured out why
I've read through all 400,000 lines of code in the X Algorithm
Here’s the top 11 things that you are doing that are DESTROYING your reach (STOP DOING THESE):
1. Doing 50,000 thoughtless replies a day is ripping you out of the algorithm. I often say be a reply guy. That means being a THOUGHTFUL reply guy. There is a spam flag in the algo. Don't spam
2. The algo has a flag for HIGH TOXICITY (see screenshot). If you are regularly being toxic in your content, the algo will figure it out and flag you
3. Your follower/following ratio is bad. The algo has code that increases/decreases your reputation based on your following/follower ratio. You want 60% following to follower ratio ideally
4. I get 100 DMs a day from small accounts spamming me about finding me leads for my business. Spamming DMs gets you blocked and muted. Getting blocked and muted destroys your reach. Also nobody wants your leads bro
5. X wants to keep you on X. If you consistently link out to other websites you reach will disappear. Put links in the reply section, not the post
6. Spamming will dock you. It's one of the big ways X determines if you are a bot or not. If you say the same thing over and over, you will be docked
7. Using engagement groups will DESTROY your reach. If you're paying for RT's from generic big accounts the algo will detect this and hurt the reach of the rest of your posts
8. Sending your posts to friends and having them retweet does nothing for your reach. Again, the algo can detect when you are trying to game it
9. The algo is moving more towards retention metrics. Meaning, the longer people spend on your posts, the more it gets seen. So if you are sending short posts that people don't spend time on, your reach will decrease
10. Hashtags are dead. Using multiple hashtags actively decrease your reach.
11. There's also a flag for tagging multiple people. This can decrease your reach as well.
All these rules can be boiled down to one thing:
Produce high quality content people want to consume and don't be a jerk.
If you are a positive person who raises the vibrations of X, I GUARANTEE you are going to succeed

There are 3 main debt metrics in real estate:
1. Debt Service Coverage Ratio (DSCR)
2. Loan to Value (LTV)
3. Debt Yield
Here’s how to view each from both a buyer’s perspective & a lender’s perspective:
