Have to feel a bit sorry for the CleanSpark $CLSK team. They've spent the better part of the last year working on signing their first co-location deal.. Finally announce a great lease this week, only to be caught up in the broader bloodbath in AI infra names.

By my estimation, their lease (with an unnamed IG-rated tenant) represents a ~12.8% yield on cost.. Which is a very healthy expected return, especially considering the 20-year term and triple net structure (e.g. 100% NOI margins).
