@NickPtak Appreciate your thoughts on it though. I'm mostly just an interested window shopper as I am absolutely counted among the 'priced out' club. Would require some radical swings for me, and what I assume is more than half the population here, to get in the first time buyer market.
@NickPtak Last fed rate cuts lead to higher mortgage rates, but I get ya. Certainly an interesting cycle we've been in. I've been mystified for years considering the traditionally low pay in AZ.
Most people I know who own couldn't afford to buy their own home at these rates/prices.
@NickPtak Certainly not a knock on this property specifically, but the entire region seems to be falling into this mathematical quandary.
Investors don't have competition from first time homebuyers, and the deals aren't penciling, so why not wait it out until there are major corrections?
@NickPtak The dilemma, and it feels valid at every price range in the Valley at the moment; is the math. Looks as if they unsuccessfully tried to rent it out at $4400 a month. This listing price would mean 210K down and 6K per month instead. Seems few here could, or would, pay that.
