@ohazassu Both iOS and Android have family settings that allow you to control screen time by app, block apps, purchases. Anything you might want to control or not. Not sure if any of them is easier to set up. Make sure that your own phone has the same OS as the kid’s for simplicity.

@Gaijinotousan Houses are insulated (I don’t know how insulation here compare to other countries), but there is only so much you can do, if you have a number of holes in your walls. I just woke up in our modern, insulated house, and it’s 14 degrees in the living room, 12 in the bathroom.

@Gaijinotousan New houses since the early 2000s need to have 24-hour ventilation systems, to prevent mildew and keep houses „healthy“. So every room has one vent through which outside air flows in. There are options to add air conditioning into those vents, but those are not well known yet.

@yo_samuteki Listening to podcasts in Japanese, or bilingual podcasts, helped me a lot. Listen, pause, try to speak the sentence, repeat. I had a gardening job where I was on my own for hours at a time. That helped with the awkwardness of speaking to myself ;)

@syrupmermaid One thing to check is the 燃料費調整額. This adjusts your contract price to the market price. Was mostly negative for a while. Turned positive, bc fossil energy prices increased. Is noted on your monthly slips. Compare to the same month last year, not month over month.

@theyokohamalife Used a small local one mostly operating in Shonan area: Lemon Home, Hiratsuka. Overall very happy with the results. Only support with the loan approval process was not very proactive. Had to push them a little with questions etc. And they don’t offer service in English, I think.

@theyokohamalife Got our loan at SMBC on a spousal visa. Rate was 0.5% or sth higher than market b/c not having PR. At the time (2020) all other banks, except Shinsei, required at least PR. Shinsei turned us down. Also: Definitely shop around for different housemakers if you have the time for it.
