The guy who taught me to flip houses has done over 300 of them and he has never once picked out a paint color
Every house gets the same paint, the same floor, the same cabinets and the same $38 faucet. He's done it that way for 15 years
I thought it was lazy the first time I saw it. Then he showed me what it does to his numbers:
First house I walked with him, I asked what color he was thinking for the living room. He looked at me like I'd asked what color the sky should be
"Agreeable Gray. It's always Agreeable Gray. I haven't made a design decision since 2011"
His whole company runs off one sheet of paper. Every house gets:
Walls: Sherwin-Williams Agreeable Gray, flat
Trim and doors: bright white, semi-gloss
Floors: one oak-look vinyl plank, bought by the pallet
Kitchen: white shaker cabinets, light quartz-look counters, black pulls
Faucets: one model, $38, he keeps 20 in a storage unit
Lights: one flush mount, one vanity bar, one ceiling fan
Outside: black house numbers, black mailbox, black porch light, fresh mulch
Here's what that one sheet does for him
His contractors never call with questions. The painter already knows the color. The flooring crew has laid that exact plank 300 times and they're fast. A rehab that takes a first-timer 12 weeks takes his crew 4, and every week you hold a house costs $400 to $600 in taxes, insurance, utilities and interest
He buys in bulk. Flooring by the pallet, paint in 5-gallon buckets on a contractor account, cabinets from one supplier at builder pricing. He says it knocks 15 to 20% off materials on every job
Leftovers carry over. Half a box of plank from one house finishes the closet in the next. Everything matches everything, so nothing gets thrown out
His bids are exact. He knows a 1,400 sq ft house costs him $24,000 to $27,000 before he opens the front door, so he can make an offer in 10 minutes while other investors are still waiting on quotes
And buyers love it. Light walls, light floors and a white kitchen photograph bright and offend nobody. The house that sells fastest is the one the most people can picture their own couch in
I sold soap on Amazon before I bought houses, and this was the moment real estate clicked for me. He'd turned a house into a SKU. Known inputs, known cost, known timeline, predictable margin, 300 times
Most first-time flippers lose their profit in the tile aisle at Home Depot, spending three weekends on a backsplash for a house they'll never live in
I copied his sheet line for line. 80+ houses later I've changed two things on it
I will teach you how to flip houses, spec sheet included. Link in my bio, fill out the form and I'll hit you back
Dabo Swinney was asked tonight if he’s allows himself to feel some of the external pressure.
“God’s on the throne. Football don’t define me.”
Swinney’s faith defines him, and it allows him to never lose that inner peace.
“God never says oops. It’s what I believe. Just keep going.”
One of the many things seared in my brain in the last 25 years about this horrible day was the story in this issue of Rolling Stone of the iron worker who cut open a elevator only to find a horror that was so unfathomable, that he couldn’t speak further on it.
Don’t EVER forget
if you weren't alive or were too young to remember, please take 10 mins to watch this
9/11 was a defining moment in my life. In millions of lives. And it's worth remembering.
I DON'T UNDERSTAND WHY PEOPLE DON'T USE GROK FOR CRYPTO.
MOST TRADERS ARE LOOKING AT CHARTS FROM 3 MONTHS AGO.
GROK ANALYZES REAL-TIME SENTIMENT ON X TO ANTICIPATE TOMORROW.
HERE ARE 8 PROMPTS TO FIND THE NEXT 10X GEM:
Good time to build a house (on your own). Easier than you think. I went from 25 yrs in bug biz to building. A little more complicated than below but jist is:
1) Find the lot/land
2) Make sure you have access (gravel road, paved road) /power/water/septic approval BEFORE you buy it.
3) Pay for a soil map and make sure it percs. If it won’t, you won’t be building there since you can’t get septic approval
4) Get your house plans
5) Find your subs (easy to do, just find some new construction in your town, stop by during different phases - land clearing, footing digs, concrete, foundation work, framing, etc. Ask the guys on job if they do other work besides house they are doing and get their number. Have them come look at your land.) AND form a relationship with a salesman at 84Lumber. They know every legit subcontractor in the county.
6) Use Grok or ChatGPT to get your materials list at each phase. Just upload your architectural plans and it can do the rest.
7) Rely on your 84Lumber guy if you get stuck. They are very hands on usually and can work with you and your sub contractors, even visiting the site to ensure things are going well.
7) If you’re uncomfortable doing it alone, hire an engineer or architect that can “check on certain phases” for you. Foundation work - engineer. Structural/Framing - architect. Many of these guys will work on a fee basis and can show up once/month or once every few months to ensure the build is going correctly.
Every county is different so ensure you know the county regs regarding homeowners building their own homes. Many allow you to do so without having to hire a GC. There are stipulations like “You must live it in for 2 yrs, etc”, but it’s county dependent.
When I went from bugs to building in 2020, I was petrified. But after observing the process and being involved, it’s really not that difficult. Now I build $1 mil - $2 mil dollar homes. My cost doing it myself $600-$700K.
An apt day to remember that Dolly Parton once recorded a cover of Stairway to Heaven - and, in defiance of every moral law in the universe, she absolutely owned it.
Full video for a simple $5 (per person, not including the cost of electricity and the stove) meal - crispy chicken, golden potatoes, and a finishing butter. This essentially turns a few basic ingredients into something you’d happily pay $25 for at a restaurant.
We've lost our damn minds.
