For those managing themselves, the tricky part is usually not the operations, it’s knowing if the property is actually profitable after vacancy, repairs, and total costs.
That’s where most people lose visibility.
@CrtMori 100%, most people only realize it when they actually break it down.
In my case it wasn’t just maintenance : vacancy + total invested capital completely changed the ROI.
Cash flow looked fine until I calculated the real return.
@domodomucorp Dashboards are useful, but they don’t solve the main problem. Most landlords can see income/expenses, but still can’t answer:
“am I actually profitable after vacancy, repairs, and full investment?”
That’s where most tracking setups fall short.

@Jeremieca Yeah 100%, taxes can have a big impact on ROI depending on the country.
I didn’t hard-code tax rules because they vary too much. Instead, you log them as expenses, so they’re fully included in cash flow and ROI automatically.
@Jeremieca Good question! built for 1 property to keep numbers accurate. For multiple, just duplicate it (each gets clean ROI + cash flow).Vacancy is automatic: no rent = counted as vacant, expenses still apply → real impact.That was my biggest blind spot before.
