You don't need ₦50 million in the bank to become a landlord.
You don't need to finish everything in 6 months.
And you definitely don't need to keep enriching landlords while your own house dream sits there gathering dust.
What you need is a clear plan - and the discipline to follow it, one block at a time.
I've worked with dozens of Nigerians who started with "just the foundation" and today are living in their own homes. Some took 2 years.
Some took 5. But they all finished because they had a realistic, step-by-step approach.
If you're tired of paying rent and ready to build your own place (even if your budget is tight), this guide is for you.
Let's break down exactly how to do it.
STEP 1: GET CRYSTAL CLEAR ON WHAT YOU WANT
Before you buy a single block, answer these questions honestly:
1. What kind of house do you need?
A simple 1-bedroom? A 2-bedroom flat? A 3-bedroom bungalow? Don't build what impresses people—build what fits your actual needs and budget.
2. Where do you want to build?
City center (expensive but accessible)? Outskirts (cheaper, still developing)? Your village (cheapest, but maybe far from work)? Location affects everything from land price to material transport costs.
3. What's your realistic budget?
Are we talking ₦5 million? ₦10 million? ₦20 million and above? Be honest. It's better to build a solid 2-bedroom you can afford than to start a 4-bedroom that stalls at roofing level for 3 years.
4. How will you fund this?
Monthly salary savings? Cooperative contributions? Sold another property? Have a clear funding plan, not just hope and vibes.
STEP 2: SECURE YOUR LAND (AND DO IT PROPERLY)
This is where many people's building dreams crash before they even start.
Find a plot in a safe, accessible location. Don't just buy land because it's cheap, ask why it's cheap. Is there a community dispute? Flooding issues? Government acquisition plans?
Verify the documents like your financial future depends on it (because it does):
✅ Survey Plan – Confirms the boundaries
✅ Deed of Assignment – Proves you legally own it
✅ Certificate of Occupancy (C of O) – The gold standard (not always available, but try)
Don't skip this step. I've seen people build complete houses on land they don't legally own. The heartbreak is unimaginable.
STEP 3: GET A PROPER BUILDING PLAN
You can't just start throwing blocks around and hope it becomes a house.
Hire an architect (yes, even for a simple bungalow) to:
* Design a floor plan that maximizes your space
* Create a 3D visual so you can actually see what you're building (optional but very helpful)
* Submit the plan for building approval from your Local Government or Town Planning Authority
Building without approval can lead to demolition or heavy fines. It's not worth the risk.
STEP 4: BUILD LITTLE BY LITTLE (THE SMART WAY)
Here's the secret that separates people who finish from people who abandon projects halfway: break it into bite-sized phases.
You don't have to do everything at once. Build in stages as money comes:
PHASE 1: FOUNDATION
Clear the site, dig your trenches, lay a solid concrete foundation, and build blockwork up to DPC (damp-proof course) level. This is your base—do it right or regret it forever.
PHASE 2: WALLING
Raise your walls with blocks. Leave proper spaces for windows and doors (measure twice, build once). Fix your lintels over openings.
PHASE 3: ROOFING
Decide between wood structure or metal truss. Install your roofing sheets. Make sure everything is properly waterproofed. A house with a roof protects everything you've built so far.
PHASE 4: PLUMBING & ELECTRICAL (FIRST FIX)
This happens before plastering. Embed your pipes and electrical conduits in the walls. Doing this later means breaking walls—expensive and annoying.
PHASE 5: PLASTERING & FINISHES
Internal and external plastering smooths everything out. Then comes flooring (tiles or cement screed, depending on budget) and ceilings (PVC is cheaper, POP is fancier).
PHASE 6: FIXTURES & FINAL TOUCHES
Install doors and windows. Paint the walls. Fix your plumbing fixtures (toilets, sinks, taps). Install switches and bulbs. You're almost home!
STEP 5: MOVE IN OR MAKE MONEY
Here's the beautiful part about building in phases:
You can finish room by room and move into the completed sections while you finish the rest. No need to wait until everything is 100% done.
Or, if you don't need to live there immediately, rent out the completed portion and use that income to finish the remaining work. Your house literally pays for itself.
PRO TIPS TO BUILD SMART AND SAVE MONEY
After years of watching people build (and watching some waste money unnecessarily), here's what actually works:
* Buy materials in bulk during promo periods – Cement, blocks, and iron rod prices fluctuate. Buy when prices drop.
* Use trusted, experienced artisans – A cheap, careless mason will cost you more in rework than you saved on his fee.
* Build during dry season – We covered this in another post, but it bears repeating: don't fight rain with cement.
* Plan your soakaway/septic tank early – Don't finish the house and realize you have nowhere for waste to go.
* Keep detailed records of every expense – Know where your money is going. It helps you budget better for the next phase.
THE TRUTH ABOUT BUILDING YOUR OWN HOUSE
It's not easy.
There will be moments when you're tempted to quit. When the money runs out. When rain delays your schedule. When materials get expensive. When your contractor disappoints you.
But here's what I know for sure:
Every landlord you're paying rent to started somewhere. Most of them built slowly, just like you're about to. The difference between them and people still renting is simple—they didn't give up.
