The Canadian Real Estate Supercycle 1946-2022

This chart reminded me of a lesson I learned back in 1998: valuation measures risk, not timing.

By 2005, Canadian housing had already moved well beyond historical valuation norms. It would have been reasonable to expect the cycle to end with the 2008 global financial crisis, but it didn’t.

Instead, warning signs kept accumulating, particularly after 2012, as house prices became increasingly detached from rents, incomes, and underlying fundamentals.

The lesson is important: overvaluation can persist far longer than seems rational. But persistence does not eliminate the imbalance; it enlarges it.

The Canadian Real Estate Supercycle ultimately peaked in 2022.

What we are witnessing now is not the beginning of the valuation problem, but the long-delayed process of resolving it.
