@pmcondon2 Agree - and you can actively grow the dirt side: improve view/access, resolve easements and drainage, unlock ADU/upzone/lot-split rights. Some transfers to house too - existing footprint can let you remodel inside setbacks and critical-area buffers you could never build on today.

@IMPERIALWRIT @zillowgonewild Yes but boat shuttles out of Anacortes, a decent grass air strip, and multiple shared docks - anything under 22’ or so always has a spot. First land-based desalination plant in Washington State too. We used to gave a cabin there - high functioning for non ferry-served island.
