@olumidecapital Very straightforward. Divide d annual rental income per property by the expected annual yield (say 15% - sth close to govt yields), that should give you the estimated intrinsic value. U will then discover that Nigerian real estate is a HUGE bubble!

@markessien The naira will not be allowed to appreciate that significantly just yet. Govt (fed and state) has too many Naira obligations to settle. If NGN strengthens, FAAC allocations to States will also drop sharply and affect salaries, contracts, debt repmts etc.
