@heIpfullandlord Bring them to reality by saying they did not get the unit due to the kids.. as long as you can do it legally of course. Depending on the “kids” age, you might have to have them fill out an application to live at the property too.

@FilledWithMoney Just spent 90 min talking to my insurance about why my bill has increased approximately $130 a month (No poor driving too). I was told because of the state I live in (CA). I am sure that’s part of it but inflation is among us. That’s why I own rentals to hedge these rising cost.

Reasons:
1. THINGS HAPPEN NO MATTER WHAT (Murphy’s Law)
2. Missed rent, most the time the other homes cashflow will pay for that mortgage, but things happen
3. Appliances breaking down
4. Plumbing
5. Just because

@Thefrugalgay11 We lived in a beautiful home, which we own, and decided to rent it out recently. So now, we rent. But the reality is, our other rentals (4 in total) pay for 90 % of our monthly rent.

@heIpfullandlord I think what people forget is most RE owners account for all the what if’s. With that being said, if you have one unit you could take %100 loss. However if you have 10 units and one house is a problem, the other 9 units could help float that one. Cashflow is key.
