If you are planning to build a house in your rural village,
Do the following:
• Open a bank account. Call it "Project Development Account 2026."
• Write a plan. Use the Triple Constraint Theory in Project Management: BUDGET, TIME and SCOPE.
• Save 50% equivalent of your rent in the account, monthly for 15 months, eg, if your rent is 10,000, then, save 5,000 in that account every month.
• If you can't raise 50% equivalent of your rent to save, then you are living beyond your means. Look for a cheaper house.
• Get an architect and a draughtsman to design a house.
• Do research, consult, read about building and construction online. Travel beyond your comfort.
• Get a Quantity Surveyor to do feasibility and the cost of the project.
• At month 15, draw a budget and begin buying material for construction, eg Sand, Ballast, Stones and timber. Stick to the budget.
• At month 18, start building.
• Get a professional mason licensed by the National Construction Authority. Be present. Supervision by phone calls is disastrous.
• Be hands-on. Learn to do the masonry work alongside the mason. Mix the ballast. Lay the bricks. Be part of the team.
• Create a rapport and good relationship with a hardware. Let this hardware be the only place you will buy construction material.
• Don't live in government houses. Don't buy the so called "affordable houses."
Build your house, to your preference and taste.
Therefore, if you are intending to build, and you start planning today, then you should be building your house in 2026 March.

I have seen a trend on TikTok where parents are saying when they realized they lost their connection with their children. The stories there are heart breaking 😭😭😭😭 . There is one that I found particulary sad , it says a man went to pay school fees and found children leaving for a school trip . He was surprised because his son never mentioned anything about that school trip , he found him in the class room alone reading a book . The son said he knew he would have said no and didn't bother.
Another one always thought his daughter was a quite girl , he took her to his sisters over the holidays and told her as much. When it was time to go pick her up ,he could hear her from the gate laughing and talking . Turns out it years of telling her to shut up had made her quite. Her sisters husband was more laid back and never complained when the children played around him . After a few days of being quiet she learnt it was safe to talk and play around the house.
The older I get the more I realize, privacy is the real wealth. Living a quiet life. Alone. Observing life. Thinking. Learning. Writing. Being bored. Creating something meaningful. A calm day, sunlight, coffee, some music, some books, good food, and stillness. That'll do.
If you want a peaceful life, protect the little things. That hobby that brings out your inner child. The quiet mornings that make you feel like you again. The walks where you can hear yourself think. Alone time to process emotions you’ve been carrying. Sleep. Meals. Rest. Silence. People who matter. It all adds up.

In short, if you are making 50K net per month, use 25K to cover your rent, water bill, electricity, fare to & from work, internet, food...squeeze all your needs until they fit in that 25K.
Then invest 10K either in a MMF or SACCO depending on your preference and goals. Let this 10K grow to 100K then buy stocks.
The remaining 15K, use it to pay black tax if you must, tithe if you do, gym, take an extra course, learn a skill.
Either way don't go out of your budget to cover any expense.
When you sleep well, you heal well.
