As a response to Pakistan's misadventures of attempted drone strikes on the night of 08 and 09 May 2025 in multiple cities of Jammu & Kashmir and Punjab, the #Indian Army conducted a coordinated fire assault on terrorist launchpads, pulverizing & razing them to cinders.
The terrorist launchpads, located close to the Line of Control, were a hub for planning and executing terror attacks against Indian civilians and security forces in the past. The Indian Army's swift and decisive action has dealt a significant blow to terrorist infrastructure and capabilities.

You need to call three separate times just to register 6 ACs—because their system can’t handle more than 2 per call. Each time, you repeat the same info like a clown—name, phone, address, pin, date of purchase. This is peak incompetence. Absolutely pathetic customer experience. Fix your broken systems.

कोर्ट रिसीवर ऑफिस में आम्रपाली घर खरीदारों का पज़ेशन से लेकर रजिस्ट्री तक की प्रक्रिया को समझें:

1) सबसे पहले आपको अपने कार्यालय या अपने काम- काज से 2 से 3 महीने की छुट्टी लेनी होगी।

2) उसके बाद अपने फ्लैट से संबंधित सारे काग़ज़ात को इकट्ठा करें।

3) अगर इसमें कुछ भी खो गया है तो पुलिस में शिकायत दर्ज करें।

4) सभी डॉक्यूमेंट को स्कैन कर रिसीवर ऑफ़िस को मेल करें, अगर कोई भी डॉक्यूमेंट रह गया तो उस डॉक्यूमेंट के साथ, दुबारा सभी डॉक्यूमेंट के साथ मेल करें।

5) सबकुछ सही रहने पर आपको ऑनलाइन प्रोविजनल NOC मिल जाएगा। लेकिन बात यहाँ ख़त्म नहीं हुई, अब इसके बाद ही असली परेशानी की शुरुआत होती है। ऑनलाइन वेरिफिकेशन के कुछ महीने बाद, दुबारा से फिजिकल वेरिफिकेशन होगी, उसके लिए आगे की प्रक्रिया को समझें।

6) फिजिकल वेरिफिकेशन के लिए आपको बीबीए/अलॉटमेंट लेटर/पेमेंट रिसिप्ट/बैंक स्टेटमेंट का प्रिंट लेना होगा। अगर आपका पेमेंट बैंक से 10-15 साल पहले गया है, तो बैंक को एप्लीकेशन दीजिए और अगर अकाउंट बंद है या फिर किसी कारण स्टेटमेंट नहीं मिल पा रहा है तो ये आपकी गलती बताई जाएगी और आपको पुनः पेमेंट करने के लिए बोला जाएगा। ये अलग बात है कि आपकी पूरी payment डिटेल उनके पास है क्यूंकि उनके पास फोरेंसिक ऑडिट रिपोर्ट है, वो उससे भी वेरीफाई कर सकते है, लेकिन वो ऐसा करेंगे नहीं! क्यूंकि वहाँ मौजूद शख्स को आपको परेशान देखने में बहुत मजा आता है।

7) डॉक्यूमेंट पूरे करने के बाद, आप सुबह 10 बजे सेक्टर 62 ऑफिस पहुंचे, साथ में लंच बॉक्स, इवनिंग स्नैक्स और BP/Sugar/Headache की दवाई जरूर रख लें।

8) ऑफिस के गार्ड से लेकर वहाँ बैठे सभी स्टाफ के सामने, आँखें नीचे रख कर बात करें नहीं तो आपको सुप्रीम कोर्ट में देख लेने या फ्लैट कैंसिल कर देने की धमकी मिलेगी।

9) सुबह 11:30-12:30 बजे इनके वेरिफिकेशन वाले स्टाफ से मुलाकात होगी। आपका नंबर आने पर आप अपना सारा डॉक्यूमेंट उनके सामने रखें। उनके द्वारा जो भी बोला जाएगा उसे सिर्फ सुनें और बिल्कुल सवाल ना करें।

10) ऑनलाइन NOC और पूरी तैयारी होने के बाद भी आपको कम से कम 10 बार बुलाया जाएगा और याद रखें इस दौरान अपने BP को नियंत्रित रखें क्यूंकि वहाँ सिर्फ आपको सुनने का अधिकार है, बोलने का नहीं।

11) आख़िरी में जब वेरिफिकेशन क्लीयर्ड होगा तो NOC और पज़ेशन के लिए 1 महीने से लेकर 6 महीने तक इंतज़ार करें। इसके लिए आपको लगातार 10-12 बार ऑफिस जा कर फॉलो-अप लेना होगा।

ये तो हो गया वेरिफिकेशन, का अब समझिए रजिस्ट्री की प्रक्रिया:

12) रजिस्ट्री के लिए दुबारा से ऊपर बताए गए तरीके से अपना डॉक्यूमेंट तैयार करें।

13) उसे AOA को सौंपें, AOA उसे वेरीफाई करने के बाद सेक्टर-62 ऑफिस में बैठे एक अति-विशिष्ठ व्यक्ति को सोपेगा, जिसे लोगों को परेशान देख कर बहुत ही आनंद आता है। उस ऑफिस में इस व्यक्ति की ये ताक़त है की, वो किसी को भी कुछ नहीं समझता, चाहे वो CR हो या सुप्रीम कोर्ट द्वारा नियुक्त फोरेंसिक ऑडिटर ही क्यों ना हो!

14) उस व्यक्ति के मूड पर डिपेंड करता है की वो आपका नाम रजिस्ट्री के लिए लिस्ट में डलेगा या नहीं।

15) अगर उसका मूड बढ़िया है और आपने उसकी बात नहीं टाला और कोई जवाब नहीं दिया, उसने जो बोला आपने किया। साथ ही उसे कुछ देर के लिए भगवान माना और बताया की आप भगवान है, आप नहीं रहते तो घर नहीं मिलता। ये सब सुनने के बाद, आपकी किस्मत अच्छी होगी तो 2-3 महीने में आपका नाम रजिस्ट्री के लिए आ जाएगा।

हाँ ये जरूर याद रखें, उस महान हस्ती से बातचीत के दौरान यदि आपका कोई कॉल आ गया या आपको वॉशरूम जाना हो या थोड़ा इंतजार के बाद दोबारा बुलाया गया हो तो आपको जानकर हैरानी होगी कि आपको फिर पूछा जाएगा कि: तुम कौन हो, इधर कैसे आ गया, क्या काम है और वापस से आपको सारा प्रोसेस जो कि आपने शुरू से उनके सामने रखा था, उसका गुणगान, सब कुछ दुबारा करना पड़ेगा।

यह हालत, उस व्यक्ति के कारण सेक्टर 62 ऑफिस की हो गई है। उस व्यक्ति की शिकायत सैकड़ो बार कोर्ट रिसीवर के सामने की गई है, परंतु पता नहीं ऐसी कौन सी बातें हैं जो कोर्ट रिसीवर को उस पर कार्रवाई करने से रोकता है।

आम्रपाली के घर खरीदारों की मुसीबतें कम नहीं हो रही। सालों के कानूनी लड़ाई और लंबे इंतजार के बाद घर बनना शुरू हुआ। धीरे धीरे खरीदारों को उनके सपनो का घर मिलने लगा, लेकिन इस मामले में घर खरीदार कई तरह के परेशानियों से गुज़र रहें और गुजरे क्यों नहीं जब कोर्ट रिसीवर ऑफिस और @OfficialNBCC अपने कर्तव्यों को भूल बिल्डर समझने लगा हैl उनके ऑफिस का बर्ताव बिल्डर से भी बुरा है और अगर कोई विरोध भी करे, तो सीधे सुप्रीम कोर्ट में देख लेने की धमकीl लेकिन अब पानी सर से ऊपर चला गया हैl

1)फ्लेट कैंसिल कर उसे नए निवेशकों को बेच देनाl

2)मनमानी तरीके से फ्लैट ट्रांसफर चार्ज वसूलना l (300-600Rs/Sq ft Flat Transfer Charge)

3)डिले पेनल्टी ना दे, उसके उलट घर खरीदारों से ही 10-12% तक ब्याज लेनाl

4)जिस फ्लैट की रजिस्ट्री हो गई है, उसे बेचने पर प्राधिकरण के TM तथा AOA शुल्क के अलावा, कोर्ट रिसीवर ऑफिस NOC लेने के लिए अतिरिक्त 1लाख लेता हैl

5) अगर आप किसी समस्या से जूझ रहे या किसी भी तरह की शिकायत पत्र देना चाहते, तो कोर्ट रिसीवर ऑफिस उसकी रिसीविंग नहीं देतें। इनकी कोई जवाबदेही ना बने और मनमानी करे इसलिए ये ऐसा करते हैंl

इनके ये सारी करतूते आम बात हो गई हैl घर ख़रीदारों से पैसे वसूलने के लिए ये नए-नए खोज और तरीकें ढूँढते रहते हैl

कोर्ट रिसीवर ऑफिस और एनबीसीसी का इरादा बदल गया है और वो भ्रष्ट बिल्डर के तरह बर्ताव कर रहे हैl आने वाले दिनों में घर खरीदारों के साथ मिलकर इस पूरी प्रक्रिया पर सर्वोच्च न्यायालय से निष्पक्ष जांच की माँग करेंगेl
