Here’s what happens next:

1) Now that existing landlords can no longer can raise rents as costs inflate, they either let their apartments fall to ruin or quit entirely

2) New development ceases as investors avoid investing where revenue is fixed, expenses are not, and their work is vilified

3) The now state run, run down apartments are exploding in cost as housing units go offline and new development completely stops outside of wildly over budget, always delayed government housing

4) The communist response is to blame greedy landlords and developers for not being willing to go bankrupt to provide housing for others

5) As the productive flee the city, the communists have no choice but to increase taxes even more - on everyone, not just the few rich left in the city

6) The race to the bottom begins, as societal unrest grows, factions develop, and in-fighting reigns

7) The great hope - which is not a guarantee - is that reason eventually prevails and a reversion to common sense enables the slow, painful recovery of New York City

There is no path for this to go well, NYC.

It ends as it always has throughout history: Less housing, higher prices, and higher taxes for you.

Real talk.

Our third child, a beautiful baby boy, was born 48 hours ago. It's hard to express the joy we are feeling, and our other two kids cannot wait to welcome him home today.

Yesterday at the hospital, there was a last-minute work conference call. We have to make a critical and time-sensitive decision with large implications - and that was when everyone else was available to talk.

So, I made sure my wife and the baby were good, and I stepped out of the room. I would not that the call if it was not urgent. People can relay their opinions on those calls - but only I can make the final decision.

While leaving the hospital to pick up my son from school so he doesn't feel like his new baby brother immediately means sacrifice for him, another important work call came in. I let it go to voicemail, but called back when I got home.

I headed home with him to pick up his sister so we can all go visit my wife and our newborn - time-sensitive questions were coming in by email and text.

Yes, we have help of course, any my mother in law flew in for the week, and if you have been following me for a bit you know that nothing means more to me than my family, and to be there for my wife -- AND yes I know what some people are thinking right now...

Somebody asked me about paternity leave and how much time off I'll be taking. Paternity leave?

Of course that would be amazing. I would love to turn on an away message and check out, and have a salary for the next few months while I spend time with my family the entire time.

But it's not possible. It's not the life I signed up for.

I have over 100 investors who have put their trust in me.

We have a team of seven, with New York City and California payrolls.

There were offers the team had to send out, and I needed to review and approve terms. Your entire year, and the success of your business that year usually comes down to just a few deals that happen or don't.

And minutes of waiting too long will allow somebody else to jump in.

Those other buyers don't care what I have going on. They are not going to wait for me. Neither is the seller.

There is nobody else that can sign off on our final pricing. There is nobody else our investors point to if we get it wrong.

A tenant prospective tenant made a last minute request on a lease with big implications for our fund, and nobody else can make make that call. So I get a text.

None of this is a surprise. It's part of the sactifice. You try to do everything and be superman because you have no chice and because you're already used to this.

You signed up for it a long time ago. You understand the sacrifice. You know how great it can be and the heights you can reach, and you love it - but you also know the cost.

Entrepreneurship is the ultimate freedom?

Please.

An employee who can check out has that.

Not us.

Was in the office with my business partner a moment ago.

We were talking shop, couple interesting deals have popped up the past week.

His son called.

Matt put it on speaker, and his son said “Daddy, can you come home and play football with me?”

We looked at each other and nodded.

“I’m on my way, son”

It’s these little moments that make me grateful for the core value fit I have with my partners.

Truly, it’s the only way a partnership can stand the test of time.

Please stop calling depreciation and 1031s tax loopholes.

They’re incentives. Not loopholes.

They’re incentives for citizens to take risk and invest (and re-invest) capital to both maintain and grow the housing supply so others have a quality place to live and raise their kids.

The government needs housing, so they incentivize it through tax code.

“But they’re greedy landlords and investors!”

No, it’s “you don’t want to live in a cave” and instead of having to build your own home (which you cannot), other people take the risk to build a home for you in exchange for a fair return.

It’s not that I don’t think you can criticize Trump as a Christian leader. It’s just that I find your criticism suspect if the only time you pipe up about politics is when Trump or Republicans have done something you don’t like. Abortion and the genital mutilation of kids aren’t enough to generate your public outrage, but Trump’s tweets are. The only time we can count on your voice is when liberals are angry, but never to call out the injustice of vaccine mandates, pregnancy centers being firebombed, or the Biden admin taking school lunches away from schools who wouldn’t go along with the trans madness. That’s just gonna make it tough for me to take your outcry seriously
