@NiccKingg@EricSpracklen This is correct. A capital markets mistake, not due to business fundaments - although UWM does have some issues there.
We may be due for a housing correction, but the UWM collapse is not a leading indicator.
I saw a breakdown of this video on YouTube by some graphics people. They were able to find the exact same “poof” part of the video from other videos that predate this one. To me it was conclusive this video was engineered by graphics people and they borrowed the graphics from somewhere else.
@jojojojojobz@InterstellarUAP The beings are biological drones. They don’t need food, bathrooms, sleep, comfort or entertainment like humans do. Given that, the spartan interior makes perfect sense
Traveling at the speed of light would still take 39 years to get there.
Current technology allows us to travel at a max of .064% of speed of light. At that speed it would take 61,000 years to get there.
So 10 months is hardly our current tech. There’s no reason to assume that faster than light travel would be instantaneous. 10 months to go 39 light years is pretty fuggin fast
I have a good friend from high school that flew in Top Gun. He knew Fravor and that female pilot he was with that day.
He says both of them were a little squirrelly and he doesn’t necessarily trust their testimony.
Even after talking to him I still believe Fravor lol. But maybe it’s just because I want to believe

Everyone’s mortgage rates would go up for all new mortgages. The reason is the interest rate risk to the bond holders is magnified. Of market rates climb then the borrower will never payoff that loan, sticking the hold holders with an underperforming asset for ever. To compensate for this risk bid holders will demand higher yields - which means higher mortgage rates for consumers.
Also, home prices will go up.
There are no silver bullets here folks.
Reduce demand by deporting illegals.
Increase supply by making building cheaper and easier.
Let the market market
The interest rate a lending institution would have to charge to offset the risk of making a 50 year investment at a fixed interest rate would be substantial. Probably about 2% higher than today’s 30yr rates.
The problem is if rates go up over those next 50 years then their loan becomes less valuable to them. Their expenses are tied to current, possibly much higher rates, while their revenue stream is fixed at your relatively lower mortgage rate.
In fact, a private bank would never make that loan in the first place. They wouldn’t even make a 30 year loan without the backing of the US government.
Not exactly. Public goods exist because they cannot be provided by the private market due to concepts like the free rider problem. For example, we don’t have private companies selling us street lihjts because people would just wait for Thor neighbor to buy one and benefit from it. Same thing with the military, roads, fire departments, etc.
In fact, that is basically the entire reason government exists - to provide public goods that cannot be efficiently provided by the private market. All else should be provided by the private market as it is far more effective and minimizes economic deadweight loss.
The conspiracy theories don’t make sense for a few reasons :
(1) if Tyler wasn’t the shooter then why was he on the roof? He was photographed in the stairwell. His parents recognized the pics
(2) If it wasn’t Tyler up there then why was his dad’s gun found in the woods? If it wasn’t Tyler’s dad’s gun you’d think the guy would be all over the news screaming that.
(3) why did Tyler’s parents say he confessed and then they talked him into surrendering? What parent would do that if they thought their kid was innocent. He supposedly confessed to his priest too.
(4) if it was a group of professionals that got Charlie, why did they chose a setting where they knew there would be literally hundreds of cameras, any one of which could have picked up on entry angles and bullet paths and thereby expose the conspiracy. If they wanted him dead there are countless other ways and opportunities to do it that would have been much lower risk of getting busted.
(5) why would these professionals risk the bullet being found, either in Charlie or on the ground, knowing it wouldn’t match the barrel of Tyler’s supposed murder weapon?
Conspiracy theorists have to answer for all of those questions, while the official narrative only has to answer for a strange bullet path, and we know for a fact that bullets do unpredictable things once they enter a body.
@SShield66033827@VoteRightTeam@WallStreetApes God you people are tiring. She’s talking about the escrow portion of her monthly payment. She didn’t do a good job of explaining that but it’s obvious. Escrow goes up when taxes and insurance rates go up.
It’s traveling at .02% of c. Alpha Centauri, our closest neighbor, is about 4.4 light years away. 4.4/.0002 =22,000 years.
So it would take 22,000 years, not 123 million. But your point remains, and I agree with you, if it’s alien tech then either:
(1) it was launched at least 22,000 years ago
Or
(2) it was traveling at much faster, more significant % of c through interstellar space and slowed down to .02% of c before we could detect it.
#1 seems implausible for a couple reasons. (1) we weren’t giving off any radio signals to announce our presence 22,000 years ago; (2) that’s a looong game to play if you’re gonna sign up for a 44,000 year round trip.
That leaves us with #2. But why would they bother to slow down and pretend to be a rock? Either (1) they intend to surprise us, presumably to eradicate us, and don’t want to give us time to prepare, or (2) they don’t intend to make their presence known to us and simply want to do a reconnaissance flyby.
So, for me, it’s either a rock or a reconnaissance mission. I’ll take rock.
