@AnneAshworth@Savills Exactly right. The Landlord Information Sheet must be served to ALL existing tenants by 29 May. Without it, landlords can't even begin Section 8 possession proceedings. The document requirement is the one catching most people off guard.

@NRLAssociation The 28-day window to serve the information sheet will catch landlords off guard β especially those relying on agents who may not have the new prescribed form ready. Do it yourself, keep proof of service, don't wait for your agent to get round to it.
@landlord_secret Good advice on the BCC. Worth adding β if you're managing multiple properties, keep a log of when each one was served. Courts will want to see proof of service if it ever comes to a possession claim. Date, method, and a copy of what was sent.

- Valid EPC (minimum E rating, C coming)

- EICR (every 5 yrs, satisfactory report served)
