@Thefrugalgay11 Even paid/ sponsored advertisements on these websites, such as those on Zillow and Facebook, take longer to attract tenants—up to two or three months. Is there anything I might do better to find quality tenants more quickly?
Being an independent appraiser working for myself is amazing. It’s been amazing for 18+ years.
Being my own boss gave me the time and motivation to work my butt off 7 days a week and save $100,000 in about 7 months.
This was done 100% by doing one appraisal at a time for $300-400 per order. One Sunday I did 8 appraisals and made $3,200. That was a long day but man the reward still puts a smile on my face today. 4 in the morning 30 min break for lunch and 4 in the afternoon
I was hungry and $100,000 was my number so I could flip my first house. I didn’t know how to get a hard money loan, I didn’t have 2 years of good income for a normal loan, I didn’t have great credit I just knew I needed $100,000 and nothing was going to stop me.
I worked from my cheap ass apartment so i had no office rent or office expenses. My car was a $2000 paid off 1998 ford escort with a zillion miles.
I would work for anybody for almost any price. If they needed an appraisal I was their guy. 24-48 hour turn time? “I’ll figure it out” was my reply.
I worked nonstop until I had that $100,000 in the bank. It’s cheesy but I wrote myself a check for $100,000 and taped it to my computer screen, I dated it 9 months in the future and beat my own expectations.
That first $100,000 was by far the hardest part of the process. My first flip I paid $86k and spent $14k on repairs and sold it for $135k! I was hooked. That was like an entire month of appraisals all at once.
$100k became $125k then $150k then $200k then $250k! That was crazy for me at the time! Then by 2017 I had earned a net worth of the magic $1,000,000. I now had a few long term rentals that were growing while I was appraising and flipping.
None of this growth would have been possible working for someone else. Absolutely none of it.
I hope this motivates someone out there in x/Twitter land to get after their dreams and consider becoming an appraiser. It’s the key that opened the door to many many opportunities and an amazing life. ✌🏻
