Keep hearing discussion about the cost of money not being included in the calculation of #CPI. Changes in tipping culture over the last few years should probably be considered to reflect real increases in costs as well.

(Typically, you'd try to take the total sales from the lower % rent rates and use them to "get to the breakpoint" so all of the excess sales would be at the higher rate.) That tenant knew their stuff!!!
35 years - first time I have ever seen a tenant with multiple % rent rates protect itself by addressing how the sales with the lower rates get considered for purposes of the calculation
