Inventory change per week of year. The blue dots show the "normal" change for that week. Purple and orange dots are this year's change.

The bars show the spread of what has happened. Extremes were mostly 2020 and 2022.

This week inventory climbed more than in any Week 40 going back to at least 2015. More than in 2022 even!

The overvaluation of Multi Family RE assets is rampant in Georgia.

At least 5-7 years of profligate, dumbass valuations from willing “lenders,” easygoing appraisers and willing “borrowers” all over metro ATL.

Smells like a metric shit ton of laundered money.

@DRAINSWAMPSCUM @jasonlewris I agree. Metropolitan Atlanta appears almost exactly where it was in 2007 - 40ish % too high, and each submarket is broadly valued by 2 basic things: school district and crime rate. Condos and lofts are particularly overvalued.

@TomBeckerle @jasonlewris Some Realtors do not have a wide range of language skills. Words mean things. Words like “overpriced” are loaded and easy to cite and then feel authoritative. When you’re “telling,” you’re selling. The black and white data tells us everything we need to know.
