A home inspector has walked through over 5,000 houses in 14 years.
He can stand in a driveway, look at a house for ten seconds, and already have a shortlist of what's probably wrong with it — before he's touched the front door.
A friend of his had already gone through a standard inspection on a house she was buying. Passed. Clean report. She was days from closing when she mentioned it to him at dinner, mostly in passing.
He asked to see the report and asked if he could walk through with her before closing, just to look.
Twenty minutes later, standing in the garage, he said: "Your inspector missed about $14,000 in near-term repairs. Not violations, not disclosures — just things a standard walkthrough inspection is structurally likely to miss."
She said: "How does an inspector miss $14,000 in problems?"
He said: "A staged house is built to be seen for 20 minutes, looking good. It's not built to be seen for what it's actually going to cost you in year one. A rushed or generalist inspection sees the same surface everyone else sees."
He walked her through everything, room by room, with photos.
She renegotiated the price before closing, using his findings as leverage.
Same house. Same closing date. A very different number by the time she signed.
Here's exactly what he found that the first inspection missed 🧵
