@ShaziGoalie If this house was bought at 978K in 2016, why is it going with power of sale? The owner (realtor) could have just sold himself at massive gain???
@IGorbadei Thanks @IGorbadei!. Curious how do you do you projections? Is it something simple like taking mid-month numbers and multiplying by 2 or it takes seasonality into consideration (like it’s expected that 2nd half Jan would have more sales than 1st half)
@ronmortgageguy@ronmortgageguy noone can predict anything in this market! Why? Because noone can predict what government will do tomorrow to support this market. Who could have thought that they would print that MUCH to create current bubble? What are they going to do this time? And when?
@StephenPunwasi Is recession still negative word :) ? I thought it turned into money printing season when everyone is doing well! Sorry could not hold, but we are living in upside down world now
@REWoman @nanciejmcleod At least when they price it at $1 - it's clear that this is auction. When it's underpriced 100-300k - it's much more deceiving. Both should be treated as false advertisement IMO
@REWoman @nanciejmcleod I'm always amazed how RE agents think its ok to create false advertisement by underpricing by 200-300k but it's not ok to underpriced to $1. Both are equally bad!
@REWoman @nanciejmcleod And this underpricing technique is one of the contributors to run up prices in first place as it creates panic and FOMO among the buyers
@ethelstan This graph is produced by calculating how many houses were rented out after bought. This does not account for airbnb (much more popular vs 2016) or those who flip fast without renting out. Will not be surprised if this graph does not represent reality.
@RobMcLister The headline only makes sense if survey targeted only people who don't own home. Maybe better headline would be "9/10 renters don't think they will ever afford to buy"
@JohnPasalis@JohnPasalis "price to rent" metric has a "flaw" that it does not account for low interest rates. Would be great to see some kind of metric that shows "monthly mortgage vs rent". Or monthly carrying costs vs rent
