US JULY NEW HOME SALES FALL 10.5% TO 607K, MISSING ESTIMATES

- Single-family sales: 607K annualized vs 620K consensus, -10.5%
- Median sale price: $393,800, -0.9% from July 2025
- Supply: 9.6 months at current pace vs 8.5 in June
- Homes for sale: 488K vs 479K in June

The 10.5% decline is measured against an upwardly revised June. June supply was revised to 8.5 months from the 9.3 first reported, and June inventory to 479K from 485K, which puts the revised June sales rate near 678K against the 628K originally published.
