What you need to buy a $500k home:
All banks and lenders will use a simple calculation when determining if you qualify:
Yearly pre tax income / 12 months = Monthly pre tax income
Monthly pre tax income * 40% - debts (some lenders will go higher than 40% of your monthly income but that is a good start)
Monthly payment on a $500k house:
5% Down Payment = $25,000
3% Closing Costs = $15,000
6.25% Interest Rate
$350/Month Property Taxes
$250/Month Homeowners Insurance
$150/Month Private Mortgage Insurance
All in = ~$3,675
So if you made $130,000 you would qualify for roughly $4,300/month which gives you some room for student loans, car payments, or other debts.

Stop asking: "How much should I put down?"
Start asking: "How much cash do I need left over?"
Here is the strategy:
Ignore the 20% myth.
Look at 3% down (Conventional, Owner-Occupied).
Audit the house: What will break in 3-5 years?
Keep cash reserves for those repairs.
A 30-year mortgage currently has an interest rate of 6.3%. A reasonable guess it that a 50-year mortgage rate would be about 7.0%.
⇒ The monthly payment on a $500k mortgage:
- 30 years: $3,050 per month
- 50 years: Only $100 less at $2,950 (but 240 months longer).
@WhitMerrifield I’ve seen teams have runners start running straight through second to avoid double plays. Do you think teams will start suggesting running straight through home here too? Seems that could have made the difference.
