Just got a cold email for an "AI CRE Underwriting" tool.
As a CCIM, APOD's & creating spreadsheets are what I was taught and use regularly.
However, in this new era of AI, what is actually the best platform on the market right now? Drop your stack ๐
Spooky season is just about here. And so is CRE's favorite temporary tenant ๐ป๐

CRE 101 // Triple Net Leases (NNN)
What is a NNN lease? Why do hands-off investors love them?
In a Triple Net lease, the tenant pays their base rent PLUS the three major operating expenses of the property:
โข Property Taxes
โข Building Insurance
โข Common Area Maintenance (CAM)
For landlords, this means predictable, passive cash flow with minimal management hassle. For tenants, this offers total control over the space and operating costs.
In CRE, structure is everything. Understand the lease, control the risk.

The 2026 tax bill is finally here โณ๐ผ
When the 2017 Tax Cuts and Jobs Act created Opportunity Zones, investors got to defer capital gains taxes until December 31, 2026.
Well... the calendar caught up.
What CRE investors need to know right now:
Deferred gains from 2018โ2019 are due on your 2026 tax return (payable in spring 2027).
Properties that have yet to refinance or exit will require investors to bring outside cash to cover the tax hit.
The 10-year step-up in basis remains intact. Hold for 10+ years, and all new appreciation is 100% tax-free.
Smart sponsors and capital partners are auditing their liquidity positions today to prepare for the capital calls or refis needed to pay Uncle Sam.

CRE Wisdom // Rule #10
Give thanks to everything and everyone.
That prospect, broker, or landlord did not have to pick up your call, respond to your email, or give you five minutes of their day. Never take a response for grantedโthank them.
In commercial real estate, entitlement is a silent deal killer. Shift your mindset from transactional to service driven. It is a true privilege to guide clients through major capital decisions, put food on the table, and serve the people in your market.
Gratitude builds relationships; service builds longevity.

CRE Wisdom // Rule #09
If you are not continuously learning, you are slowly dying.
Study. Research. Be the expert in your niche.
Stay curious, stay adaptative, and keep evolving.
Growth is the only true competitive advantage.
CRE Wisdom // Rule #08
Love what you do and you will never work a day in your life.
Commercial real estate is not a 9 to 5, itโs a lifestyle. The long hours, endless negotiation rounds, and market swings will quickly drain you if you are only chasing a paycheck.
When you genuine enjoy the hunt, the deal structuring, and the strategy, the grind stops feeling like effort and starts feeling like a competitive sport. Passion is what keeps you sharp when others quit.
Build a career out of what drives you, and the success follows naturally.
Want better commercial real estate clients?
Start prospecting the properties you wish you represented instead of only chasing the assignments that happen to come your way.
Make a list.
Then start calling the owners.
