@tyleralley24 Assuming the driveway has a joint access easement or agreement. Cities like this so they don’t have a driveway every 100’. Agreed! Great find!
It required a 100% redesign of the site and project to die due to the lack of transparency from the City. Just another day for the City of Houston Public Work reviewers.
Interesting Site #1: Hot Chicken Chain in Houston Heights. Primo site location that eventually died because City Reviewers never told us that a huge Capitol Improvement Project was going to begin construction…
All public utilities location changed, 10’ sidewalks, driveway locations updated. All this without a peep from the city telling us to coordinate with the City’s engineer.
Today I realized how powerful of a tool Twitter can be. Switching my profile to be more CRE oriented. I will be tweeting about the Civil Engineering side of CRE and the interesting sites/deals that come across my desk throughout the day.
@DeveloperQuirks Civil Engineer brain here so not 100% sure what MOB means but if it’s in the realm of construction permits have u considered using a permit expeditor? Also, who is doing the permitting? I do a bunch of permitting for mix-use properties in the Houston area.

Have a Friend w/ 450 unit deal, he said their cost per unit is going from $400 to $2,000.
Insurance expense went from $180,000 per year to $900,000 per year. Only one company will insure. No other bids.
Sunk the deal.
