@HawaiiFreePress Yes it should. Which is why I’ve been championing the increment financing bond bills (which requires a con am). But, our infrastructure is in such dire shape that we need all financing tools on the table, including a portion of the conveyance tax.
@mattyglesias We have a low workforce participation rate. High cost of living is forcing the younger generation to move away. So we have an aging population who has mostly exited the workforce. Leaving the labor market extremely tight.
@keizo@nickbaum@devonzuegel@tylercowen I think the main difference with cars is that a highway will induce you to straight up just drive more. Whereas additional housing can’t induce you to “live” move. To live in the house, you gotta move out of somewhere else— adding a unit to the market and driving down prices.
@catskittyns @DWaikoloa@mpopv@DShimogawa@denniskjr@joeykatzen I think the commentator is right to point to the damaging effects of the combo of high housing prices, few high paying jobs, and the closure of many of our gathering spaces. But I think the terrible AI is just the dying spasms of a fading newspaper with O’ahu oversight.
“This package of bills represents the most important housing regulatory reform and zoning reform passed by the Legislature in probably over 40 years." -Rep. @LukeEvslin
Shout out to @hiyimby and their coalition partners for their advocacy! #YIMBYWin

What better place to listen to @henrygrabar talk about parking than in a converted parking stall! (And yes, that is my very bald head in the foreground).
A welcome change: The @StarAdvertiser Editorial Board, which had previously written in opposition to an earlier draft of SB 3202, has switched to supporting the final version as passed by the State Legislature and urging @GovJoshGreenMD to sign it! 🙌🙌🙌

Hawai‘i's state legislature just added multifamily residential uses to all commercially zoned property.
This is our state's most significant housing reform since 1981.
This is a win for mixed-use, livable, walkable communities!

Victory! It's a historic day for the fight against Hawaiʻi's housing crisis.
Along with legalizing mixed-use housing in business zones, the state legislature just passed 3 units per lot across all urban zones, unlocking tens of thousands of new housing units!
