@skumWgmi Your numbers are off. He doesn’t have to pay capital gains on a primary 1 time house sale. There are no closing costs for the seller outside of commission and you should have negotiated that down to 3% not 6%

It does not excuse the officer’s threatening to blow him away. That is also against the law. It’s assault clearly.
