One of the Property Management companies that I used always waited until tenant moved out before re-listing. Vacancy was through the roof! Ask tenant 90 days before lease expiration, by 45 days out, you either have a signed lease or the listing is live.

Real estate investors: don’t underestimate tenant churn in 1-bed units. National avg stay is ~27 months, but in my experience 1BRs are closer to ~18 months. That’s at least ~1-2 months of vacancy about every 1.5 years, plus turn costs. It’s harder to move when you have a family.
