1/ How buying property in El Salvador actually works.
From a local RE/MAX agent, 7 years in. Not a brochure. Save this if you're looking from the US or Europe.
Man to man: be that guy again. Get disciplined again. Train again. Eat better. Sleep 8 hours. Get your money right. Read more. Take care of yourself. Find your drive and lock in again.
@therealkolds They all have their purpose, san salvador and surf city 1 being so close (45 min drive) makes it easier to enjoy both.
Santa Ana has that Pueblo feeling while San Miguel is reaching city status.
@ChrisMeinhart November is going to be busy on the coast. Tip for anyone flying in: book lodging early, and if you're thinking of staying longer, use the trip to scout. A few days in El Zonte, a few in San Salvador, and ask locals about water, road access and title before falling for a view.
If you're seriously looking: rent a few months first. San Salvador, the surf coast and Santa Ana feel like different lives. When you buy, have the title checked at the CNR (national registry). And buying property doesn't give you residency, that's a separate process. Happy to answer questions.
@SLVNewsEnglish Good news, but the rate is only half the math. Before signing, compare the full cost: insurance, fees, the down payment they'll ask in your case, and how long approval takes. And have the property's CNR record checked for liens first.

If you’re thinking about moving to El Salvador, one of the easiest ways to get acclimated, avoid frustration, and find your footing is to plug into @BuildInES. It’s the ecosystem I wish I had when I first arrived.
@sovmindset@BuildInES Love this. Meeting people who already live here is the best due diligence before buying anything. Most newcomers I talk to wish they'd rented first and asked neighbors about water, road access and title before falling for a view.
@latamsovereign On the ground you see it in who's looking to buy: diaspora and foreigners, not just tourists. My advice is always the same: rent a few months in 2-3 areas first (San Salvador and the surf coast feel like different countries), and verify title at the CNR before any deposit.
@SLVNewsEnglish@AutoridadchSV More developers looking at the coast is good news. For anyone buying into a new project, ask for the permits, get the delivery date in writing and confirm how your title will be registered at the CNR when it's finished.
@cosmevduran@HaciendaSV Right, no annual property tax. Worth adding for buyers: municipal fees for services like trash and street lighting still apply, so ask the seller for the alcaldía solvency and check the title at the CNR before closing.
@wander_investor Good topic. One thing I see a lot with buyers: purchasing a home here doesn't give you residency on its own, so treat the residency process and the property purchase as two separate steps, each with its own paperwork.
