@sovmindset @BuildInES Love this. Meeting people who already live here is the best due diligence before buying anything. Most newcomers I talk to wish they'd rented first and asked neighbors about water, road access and title before falling for a view.

@latamsovereign On the ground you see it in who's looking to buy: diaspora and foreigners, not just tourists. My advice is always the same: rent a few months in 2-3 areas first (San Salvador and the surf coast feel like different countries), and verify title at the CNR before any deposit.

@cosmevduran @HaciendaSV Right, no annual property tax. Worth adding for buyers: municipal fees for services like trash and street lighting still apply, so ask the seller for the alcaldía solvency and check the title at the CNR before closing.

@wander_investor Good topic. One thing I see a lot with buyers: purchasing a home here doesn't give you residency on its own, so treat the residency process and the property purchase as two separate steps, each with its own paperwork.

¿Estás viendo casa? Visitala cuando llueve.

Según el MARN, la transición a la época seca va del 17 de octubre al 13 de noviembre. Te quedan pocas semanas para ver cómo se porta la propiedad con agua.

Revisá techo y cielo falso, si entra agua a la cochera, cómo drena la calle y si hay quebrada cerca. En verano todo se ve seco y bonito.

@surfcity How fast you can go from surfing in the morning to cool mountain air by dinner. A lot of visitors end up asking how renting or buying here works. My advice: rent first and spend time in a couple of areas before you commit.

¿Te ofrecen un terreno "de herencia"?

Si el dueño que aparece en el CNR ya falleció, los herederos todavía no pueden venderlo. Primero va la aceptación de herencia (declaratoria de herederos) inscrita en el CNR y, si son varios, la partición.

Sin eso, ningún notario puede escriturarte la compraventa. Pedí la certificación extractada y revisá a nombre de quién está.
