Three things the data is telling us:
1. Tech corridor zips near Apple, Google, and major campuses are still seeing aggressive bidding and rising sale prices
2. Mid-tier San Jose zips are repricing. Sale-to-list ratios compressing, days on market stretching
3. Luxury above $3M is holding firm on its own fundamentals
Your zip code selection has never mattered more for deal outcomes.
@MichaelEWebber that was my question as well. if we owned the same amount of real estate in texas as CA i'd be paying significantly more in taxes from what i calculated
@SaladBarFan We've been seeing projects in the city where they dig down to add a unit on a lot of these.
Doesn't make the price go down, but adds a unit here and there
@LA_Multi_Fam That a fourplex or a combination of ADUs?
LA seems to be getting a lot of sfr + 3 adu combos going which has been perfect for rental takeout
