@hitsamty I base this off the well known UES condo I live across the street from that I’ve never seen anyone walk in and out and will only have the lights on in one unit if any. Similar buyer type for this I would think.
Do zero cash flow deals actually happen today or is it more of just a fun academic exercise in a spreadsheet? Just basic math on it means you need to acquire STNL with IG tenant at 120-200bps of positive leverage to cover amortization.
This is outside my realm so posting here
Every underwater deal is like “maybe we can 1031 to a zero cash flow deal and keep the tax man away” and I just don’t understand how it’s possible given borrowing costs vs cap rates
