@AudreyBB@Arslan_h_khan@rohanarezel Yes, very discouraging. They haven't thought it through. As for longer amortizations, Harper and Flaherty allowed 0% down and 40 year amorts back in 2008 for a while. That's what help lead to this current mess. I doubt if it will be repeated.
@StephenPunwasi@DouglasTodd Nothing has contributed more to this housing fiasco than Canadians gorging on a smorgasbord of cheap credit. And, given enough of it, they are perfectly capable of blowing their own housing bubbles; they don't need "foreigners" or foreign money to show them how it's done.
@AudreyBB@Arslan_h_khan@rohanarezel It's out of their hands now; the bubble here in Vancouver will burst as it was always meant to. The can has been kicked down the road far enough.
@AudreyBB@Arslan_h_khan@rohanarezel Nothing wrong with buying; however, most people would prefer not to buy at the peak of a massive Hinden-bubble. Why? Because, all housing bubbles pop and leave a lot of people financially-ruined.
@AudreyBB@Arslan_h_khan@rohanarezel No one "has" to buy anything, let alone already highly-inflated real estate. Conversely, some people always "have" to sell.
@Arslan_h_khan@rohanarezel BTW, by August, 2016, sales were off 52% and by December, 66%. All housing bubbles pop and find a true bottom, eventually, prices revert to the long term mean, too. This time could be "it" since so much demand was pulled forward this past year and the prospect of higher rates.
@Arslan_h_khan@rohanarezel Contrary to popular belief, prices aren't that much higher than during the Spring, 2016 peak and today's buyer is also getting "more for less". And, we all know what happened after that peak, sales and prices dropped. I would suspect the same this time around though more intense.
@Arslan_h_khan@rohanarezel Per https://t.co/Yl5ScrRiSX, current overall May sales are on pace to be 27% below the March peak and 30% for the trendsetting detached segment. Price drops will follow. Always do your own due diligence; you don't need some realtor putting the puzzle pieces together for you.
@strategyrick@StephenPunwasi@DouglasTodd BTW, Stephen must think my thoughts re: interest rates affecting the market as much as they have done must resonate with him; after all, many of his recent Better Dwelling articles are all about rising rates and their probable impact on housing.
@strategyrick@StephenPunwasi@DouglasTodd No entity can blow blow bigger and better asset bubbles better than the central banks. So, do a little research on the subject and then get back to me.
@StephenPunwasi@DouglasTodd BTW, while I'm not a big fan of Garth Turner, I absolutely agree with what he said in his "Greater Fool" post today (May 27) re: foreign buying activity in this country.
@StephenPunwasi@DouglasTodd And, just to be clear, I never said FBs were never present here; stats claim they accounted for 15-20% (estimates vary) during the 2016 Spring peak and they fell off a cliff soon after. They only came when they smelled money to be made. So, they were an effect and not the cause.
