EL TEMA DE LA VIVIENDA EXPLICADO PARA ZURDITOS:

1. No hay viviendas asequibles porque no se construyen

2. Y no se construyen porque hacerlo ha dejado de ser negocio (suelo, permisos, requerimientos, costes, etc) y -aún más importante- porque no hay compradores

3. Y no hay compradores, porque quienes las necesitan (inmigrantes legales, jóvenes, divorciados, etc) no ganan lo suficiente para comprarlas, aunque si podrían alquilarlas a inversores que las compraran para ese fin

4. Pero tampoco hay inversores que quieran adquirirlas porque la izquierda ha estigmatizado “al tenedor” y se han cargado la vivienda como “activo”

5. Efectivamente (por poner un ejemplo), invertir 1 millón de € en 4 pisos asequibles para alquilarlos ya no es tan atractivo como comprar con ese millón de € acciones de empresas extranjeras, letras del Tesoro, o simplemente comprar lingotitos de oro o Bitcoins.

6. Porque a diferencia de esas otras alternativas, el activo “compra de vivienda para alquilarla” presenta importantes desventajas comparativas:
-Se paga un 10% de IVA (lo otro no)
-Te la pueden okupar (lo otro no)
-La renta te la pueden topar por decreto (lo otro no)
-Tiene un impuesto arbitrario y recurrente: el IBI (lo otro no)
-Si no la alquilas, te pueden poner un impuesto adicional (lo otro no)
-Te la pueden expropiar (lo otro no)
-La vivienda no te la puedes llevar a otro país (lo otro sí)

RESUMEN
Castigar el activo “vivienda para alquiler” frente a los otros activos, es desincentivar la única inversión (que a diferencia de las otras) genera riqueza para el país, porque la construcción requiere mano de obra e impacta a muchos otros sectores. Las acciones de Wells Fargo o Nestlè, los lingotitos de oro o los Bitcoins, no ayudan a nuestra economía… pero al menos te permiten pasar desapercibido y nadie te ataca y persigue como “gran tenedor”!!
