@ChrisRamsey60 Can't play in that space Chris. 20-40 units has too many mom and pops that will overpay for units. That unit range also isn't enough to support on-site staff. So you need multiple assets in a region and have roving staff. Instead of targeting by unit count, target by price.

@robbiehendricks Agreed on it's hard to quantify, but it shows up somewhere... On a 200+ unit property, we added 2 dog parks, a 2nd playground, refreshed the pool, & new mailbox/parcel room. Total cost was 175k. Showings up 70% MoM and our avg. net gain is 8 units per month versus 2-3 in '25.
