LANDLORD'S RIGHTS AND LIMITATIONS IN NIGERIA

Being a landlord comes with rights as well as boundaries set by law. Knowing both helps prevent conflict with tenants.

LANDLORD'S RIGHTS

🥢To receive rent as and when due.

🥢To recover possession of the property when tenancy expires.

🥢To enforce terms of tenancy (e.g., No illégal use of the property, No subletting without prior written consent etc).

🥢To reasonable inspection of the property with the tenant's consent.

LIMITATIONS ON LANDLORDS

🥢A landlord cannot forcefully evict a tenant (no changing locks, cutting power supply, or harassment). These acts amount to self-help eviction and it is unlawful.

Important Documents you must ask for before buying land in Nigeria

1. If the person says that the land was gifted to him, ask for a Deed of Gift.

2. If the person says that he bought the land, ask for Deed of Assignment, Deed of Conveyance or Irrevocable power of Attorney.

3. If the person says the land was shared between him and someone else, ask for Deed of Partition.

4. If the person says that he is holding the land in trust for a minor, ask for Deed of trust.

5. If the person says that the land is a family land, ask for written consent of the family head and principal members of the family or the family resolution.

6. If the person says he inherited the property without a Will, ask for the Letters of Administration.

7. If the person inherited the land from a late person who made a Will, ask for the grant of probate or Deed of Assent.

Buying land is not something you should do in a hurry, ensure that you conduct due diligence before you make payment.

This afternoon, I was on my way back to work, so where i sat down to wait for my colleague i stopped this woman, she hawks pure water, I noticed she was looking upwards, her eye ball has changed is not moving anymore like it should be,😢😢😢 so she dropped pure water bowl then find her way to sit down and started crying also talking to her self, her eyes has started again 😢 she can't see well anymore at this point i felt so pity, people surrounded her asking her what happened, though some of them already know about her eyes condition, she was just tearing up all the sake of she wants to feed her children.
