First time home buyers, this one is for you! What to get in place before I buy:
1. Check your credit score as this effects getting a home loan and a good interest rate. Fix if needs be.
2. Have at least a 10% deposit and bond and transfer costs ready. Bank student often give 100% loans to first timers.
3. Have cash flow. Every month you would need to pay homeowners cover, Levies, rates, taxes, maintenance... No it's not just the Bond.
4. Affordability and numbers:
4.1. having too many credit cards or a big overdraft will affect interest rate and affordability.
4.2. you can only replace 30% of your monthly gross income to property. For rental property income, 70% can be added as income.
4.3. No you don't need a spare bedroom. Go swim at your neighbours.
Don't care. Don't need. Buy within your means.
4.4. Prepare your bank statements. Have a salary coming in on the same day for months before you buy. Manage your income and expenses.
5. Budget on 15% interest rates. People who bought during the pandemic is suffering now, because they didn't plan.
5.1 Have a property emergency fund. An extra bit above your normal emergency fund.
If you can't work well with your money right now, you won't when you have a property and debt.
