Here’s a small exercise you can do this morning.
Remember how you planned for your last big purchase or investment? It seems like yesterday, right?
Now use that analogy to plan for the next 2, 5, 10, 20 years of your life. Sit down, draw up your plans, break it down into smaller milestones. Start saving, your dreams are on the horizon.
You’d rather have a goal you achieve slowly than have that time pass without anything to show for it.
Plot twist 90% of us will never buy a cement and its not coz we dont want but coz we cant afford to
Hio narrative ya kujenga needs critical analysis
Example at - 600- 1m plot of land as of this conversation your options are Thigio, Ndeiya Kimuka, Tuala ,Tinga et all
Now reslistically all this places are satelite towns to other towns ie for you to access Tuala you need to first to Rongai
For you to access Tinga you first need to get to Kiserian
Assuming you drive a journey to any of these places will easily swing out 1.5hrs(one way)
3 hrs daily this is a best case scenerio
Meaning you have to be out of the house by 6
If you take public transport ad an extra hr ie you have to be out of the house by 530 to bs at work by 8 - remember you work in upperhill)
Ive used those towns because they are accessible to upperhill ie unashuka mat apo kenya library and walk 5 mins to work
Thats just you
Add your wife
Haya your kids also need to go to school and you guys need to eat.
Assume you get a plot for 660k this takes a year worth of rent
Buuuut
You also need to build the actual house
Ive been following mjengo twitter and a decnt cheap 3 bedroom can easily swing out tuseme 3m -again going cheap really cheap on this
So you neeed aboout 4m and about 3 months kujenga ( best case scenerio)
Assume you take a loan for this
At the moment saccos would take interest rates are 16-25% depending on where you take it from
So that means youll be paying 113k per month for that loan
Now banks cant give you a loan if the monthly payment is beyond 30-40%* of your monthly income
So you need to early atleast 300k to be worth a loan of 4m
Kujenga huwa a good rosy thing no doubt but you need to look at the fine print of doing so.
But thats just me
