@murphy_mortgage Appreciate your daily updates, Richard. As someone who is building and hasnโt locked in a rate yet (Sept close), Iโm following very closely!
@TheeMortgageMan Due to the JOLTS reading or something else? Saw the 10 year yield went down again. Have been using that as my indicator but it seems the spreads are a lot larger than normal but it hasnโt really translated to mortgage rates yet, at least based on how they coincided historically
@TheeMortgageMan If we get to low 5โs I wouldnโt hesitate to lock in. Anything under 6.5 right now would feel like a win haha. Appreciate your advice!
@TheeMortgageMan Probably should add that if we do lock in ahead of time, weโre told we can float down to whatever the rate is at closing if itโs lower. So some backstop there but still itโs a significant cost to lock in at our price point.
@TheeMortgageMan Feeing like I should just let it ride for a bit. Ultimately the 1.5% I would have to pay to lock it in will probably end up being more than if I were to refi in a year or two, assuming rates eventually head down into the 4-5 range.
@JasonDufner@Jim_1967HH You need to get back to Columbia Hills, thatโll get you back into form. Newer patio is nice this time of year as long as you donโt mind the occasional skulled approach on 9 into the patio haha

Props to @Target Mayfield Hts OH store! My kids made handmade thank you notes for gifts from a relative and they were addressed incorrectly. The team at Target Mayfield Hts was so kind to send it back along with a very nice note! There are still great people out there๐
