@Tryng2lookahead @RickPalaciosJr@JBREC You bring up a good point about the K-shaped recovery.
What's worrying is that eventually the low-hanging fruit of 2nd home buyers and affluent first-time buyers will get picked. And the burden of sustaining the housing market will shift to those struggling.
@cyferPtVila@JoJoFromJerz@SenTedCruz Poverty levels went down - they did not increase. Median household income had its highest year over year increase ever in 2019. Black and Hispanic households grew wealth by over 50% in just three years.

@odetakushi Active inventory might say more about fewer homes being listed in 2020 than anything else.
Will be interesting to see what happens when covid cautious sellers step back into the market.
@JohnFarleyXC @CNBC It’s a great question! Something to note is that the aging population is a much bigger issue in some areas of the country (northeast) than others (southwest).
US can counter the overall aging by allowing more immigration.

This is becoming a trend...
TX, FL, and AZ are dominating the 2020 population growth charts.
CA, IL, and NY are hemorrhaging people.
Take note real estate investors. The future lies in the South.

@WrightMyName @michaeljburry The people getting evicted likely won’t be able to afford to buy a home.
Conversely as foreclosures start that will send a lot more housing inventory into the market.

The US = in a Housing Bubble.
Why?
COVID caused prospective '21/22 buyers to take plunge in '20.
Homeownership ⬆️ by 5.9M in '20. Highest increase ever.
The Problem: no one left to buy in '21/22.
Result: Housing Crash 🏡🔻

Where is the real estate growth occurring across the Austin metro?
Travis County.
Values here have risen by an absurd 11% over the last year.
1M Question: Will this trend continue? Or will affordability concerns slow growth?
