I'm excited to share we've been selected as the winner for the 2023 ADU for U Raleigh design competition sponsored by @AARPNC and @BetterLD. Our goal was to design a small, affordable ADU which was comfortable for all ages, with features to promote aging-in-place. More to come.
Punched out this amazingly beautiful bathroom and guest bathroom renovation today. This was a complete gut and, in the case of the primary, reconfiguration. Tons of time spent working through these details on site.

To build a "date night" type restaurant it wouldn't be unusual to spend $900 per square foot in addition to the cost of a shell building.
A really good restaurant margin (just within the 4 walls with no accounting for home office costs) is 20%.
A really good return on cost is a payback within three years.
To make that happen on a 5,000 square foot restaurant, sales need to be $144k per week.
If half the sales happen on Friday and Saturday nights
then sales on those days would need to be $36k.
If the restaurant had 150 seats and was dinner only and the tables turned twice on those nights, the check would need to be $120 per person.
Therefore:
When you simps stop drinking liquor, the whole thing grinds to a stop.

Speeder spotted going 70MPH on Roxboro St with a 35MPH limit, near the intersection with Mallard Ave. 50MPH would count as reckless under the law. Ask the city and state transportation agencies why the road design allows this!
