TXO is one of the hardest courses to decipher I’ve ever played.
First round, it probably wouldn’t make my top 200.
After 4 rounds, it makes my top 100 in the USA.
If I played it 100 times, it might rival The Old Course in sheer replayability.
It’s crazy wide. It has big, wild greens with lots of pin placements. Every hole has multiple ways to take it on from the tee. It’s firm and bouncy. All the things I love about links golf, yet on a farm in rural Texas.
But playing the course as a normal 18 hole loop is just the beginning.
You can play it backwards. You can place tees and flags in places that make the holes completely different, yet the routing could stay cohesive. From the 2nd tee box alone you could play 5 different golf holes.
The course truly has endless replay value. For a golf course architecture fan, you could play designer and create golf holes and routings. There are 100 golf holes on this 18 hole course.
The TXO experience is meant for a small group. 6-12 guys on the entire course. Once you play it a few times, you get why. It’s a place where creativity should flow and your imagination should run wild.
Want a par 3 course? They will make one for you.
Want 18 drivable par 4’s? It can be done.
You cannot do these things anywhere else.

The golf course is unreal. In its old form when it allowed raters, it was a Top 100 course called Wolf Point.

Last week I experienced the craziest golf club in the country.
And nobody has heard of it.
Imagine having your own golf wonderland just for you and your buddies. A place with no rules, where every golfer is truly treated like a king.
Let me tell you about TXO:
The Roost, Cabot Citrus Farms, 2025, Brooksville, FL
The collaborative effort of Kyle Franz, Mike Nuzzo, Rod Whitman, and Ran Morrissett sits on a piece of land that was once the Rolling Meadows course at World Woods.
The Roost offers a very old Southern feel and character with moss-draped live oak trees, sandy scrublands, and a rolling landscape. The course weaves through varied environments and rare elevation changes: Unlike most Florida golf courses, Roost features significant elevation shifts (up to ~50 feet) that introduce dramatic visuals and strategic variety. There are plenty of unique landforms used in the routing. One of the signature design elements is a 40-foot-deep sinkhole incorporated into a par-3 hole, creating a memorable and dramatic test.
The fairways are pretty generous in width and meander thoughtfully back and forth, up and down, to encourage a variety of approaches and shot options throughout the round. There are centerline bunkers making you think which route to take off the tee, often times a more daring route which can provide a better approach to the green. Several holes avoid traditional bunkering, instead using the site’s abundant natural features as hazards and strategic elements — letting the land itself dictate play. The presence of mature oaks and native vegetation encourages players to shape shots rather than simply bombing it straight — adding thought and strategy.
The greens are pretty big. Plenty of contouring and slope with runoffs to different collection areas. You have a feel of being in the UK as they are tightly mowed, and offer the chance to hit a variety of recovery shots from lob wedge pitches to 7 iron or hybrid bump and runs. Putting can be an adventure as well often times having a 50-100 ft putt if your approach doesn’t land in the correct location.
Overall, I really enjoyed this golf course. It told a story from hole to hole. Most importantly it allows you to think around it. Imagination and shot shaping are an overall theme. Get score out of your mind and just go have fun and play a variety of different shots.

Cabot took over the old World Woods 36 hole golf facility and did one of the most extreme facelifts in golf course history.
The old Rolling Oaks course has been completely transformed. Trees were cleared and ground was bulldozed to create a unique, Heathland inspired course that shows off the lands many natural features. You would never imagine a traditional parkland course once stood here.
The team of architects did an amazing job of creating a fabulous routing that uses the land wonderfully. With 4 minds on the job, you could worry about a disjointed final product. You would never know it was a team design.
The theme of the course is certainly modern strategic. Wide fairways, options, tons of contour.
What sets it apart is the land, especially holes 7-17. The land moves extremely well and there are lots of natural features the team used to add the visual memorability golfers love.
The land movement is big, with big elevation changes. The use of centerline fairway trees I loved, but some will find controversial.
The use of barrancas and even a sinkhole make for interesting and unique visuals and also adding drama. Probably the only negative, on both courses, are the cottage visuals. Financially necessary, surely, but not a great backdrop for such wonderful golf.
The Roost is pure fun and an excellent golf design. Highly recommend!

So good to finally see Cabot Citrus Farms (Roost) completed, an eccentric design from the think tank of Mike Nuzzo, Kyle Franz, Ran Morrissett, and Rod Whitman. My preferred 18 hole course of the two here, largely due to the select use of trees to define play + studious greens.
