mortgage rates fell for the first time in two months, all the way to 7.41%, and purchase applications still dropped 18% from last year. that is not a housing market, that is a waiting room.
The US government just borrowed $13B for 20 years at 5.469%, the highest rate on this bond since it came back in 2020. Foreign buyers took 58%, well below their usual 65%. This is the part of the market that decides why my mortgage quote starts with a 7.
@jbfinancebull yeah the rate is the headline, the buyer is the story. indirects took 58% vs a 65% average and directs had to set a record to fill it. that gap lands in mortgage rates and multiples long before it lands in any headline.

ppi printed +1.3% for the month. consensus was +0.5. that is the biggest wholesale jump since march 2022, and core is back to +5% year over year. yesterday's cpi was not a fluke. the pipeline just reloaded, and my yields to 7 or 8% thesis did not need this much help

@elonmusk@wholemars i hold a memory etf on a one month trade. the market is pricing it off a 2029 oversupply warning in a korean newspaper. my timeline is 30 days. my stock's timeline is 3 years. we have not been getting along
