Still kind of amazing to watch CA DOJ tell a rich peninsula suburb in effect, "you must approve this." ⤵️
The builder's remedy has come a long way.

That means fewer attainable homeownership opportunities for teachers, nurses, young families, first-time buyers, and older Californians looking to downsize while staying in their communities.

At this point it’s 100% clear that effective policy can lower rental rates. No need to debate “the approach” anymore. Just wether your city and its leaders are willing to do it.
The surest way to screw up the world’s best technical school is to let feds tell them how to run it.
Congrats to my alma mater for turning down a bribe to let the executive branch dictate what happens on its campus.
A lot of things are wrong in 🇺🇸, but MIT is not one of them.
The next time someone says: "We don't need more LUXURY housing, we only need more AFFORDABLE housing" ... show them the facts.
Pew study: When you build a lot of "luxury" apartments (which are rarely luxurious btw), rent growth SLOWS MOST in older, more affordable units.
Commentary:
I’m old enough to remember when teachers lived near schools and nurses near hospitals. That didn’t change because of their preferences — it changed because we banned the housing they could afford. https://t.co/9QGnxHn89C

What if non-compliant cities were stripped back to a statewide 10/10 standard for housing extractions?
BMR Cap = Base Density Bonus Thresholds:
• 5% Very Low Income
• 10% Low or Moderate
Fee Cap: $10K/unit (all-in: planning, impact, building permits)
This could counter cities using excessive fees to block housing development.
VICTORY!
The biggest housing CEQA reform ever just passed the Legislature!
Many thought we were chasing at windmills when Asm. @BuffyWicks introduced AB 609, a clean CEQA exemption for infill housing.
Today, we showed them that CA can and will end its housing shortage!
My latest column: Some Menlo Park residents are losing their minds over a proposal to turn 3 parking lots into affordable housing. They’re suing & writing a ballot measure seeking voter approval to repurpose the lots. We desperately need new housing rules. https://t.co/VekPdWAxyY
Public Offer: NYC we in San Francisco will agree to house your evil Capitalists, if you will agree to take our Socialists and allow them to reach their full potential.
UCLA study: Fewer Californians live and work in the same city – dropping from 7.5% to 6.3% (2002-2015). Rising housing costs push workers away from jobs, forcing longer commutes. This means less time at home and higher transportation costs.
