CONCRETE IS NOT WATERTIGHT — AND THAT IS WHY EVERY STRUCTURE NEED WATERPROOFING

I am on site right now, and what I am seeing reinforces a truth that too many people ignore.
The building we are working on is suffering from primary water ingress. The POP is peeling and falling down. The surfaces are damp and deteriorating. But that is not the worst of it. The frightening part is not what is falling off the wall — it is what is happening inside the concrete that you cannot see.
Most engineers will tell a client: "This is solid concrete — waterproofing is not necessary."
That is a dangerous misconception.
Concrete is porous. It is not watertight. It is full of microscopic capillaries, voids, and pathways. Rain, moisture, and water vapour will find their way through it — every single time. And when that water reaches the steel reinforcement inside — the very skeleton holding the building up — corrosion begins.
Rust expands. It pushes the concrete apart from the inside. Cracks widen. Spalling happens. The structure weakens — often long before anyone notices a single drop of water inside.
Waterproofing is not about keeping the wall dry so the paint looks nice. It is about keeping water away from the reinforcement so the building stays standing. It is not a cosmetic add-on. It is structural protection.
If you are building without proper waterproofing integrated into the design, you are building with a hidden expiration date. And when the signs finally appear — damp patches, peeling finishes, falling POP — the damage has already been done deep inside.
Do not wait for the surface to tell you there is a problem. By then, the water has already reached the steel.
